HOA Dues vs. Inflation: Where's the Value?
In 2024, Roseville Greens homeowners were hit with a hefty 20% HOA dues increase, raising monthly payments from $250 to $300. While inflation is a nationwide concern, it's important to put this increase into perspective.
The national inflation rate for 2024 is projected to be around 3.5%. This means that a typical household expense of $250 would increase by roughly $8.75 due to inflation.
However, our HOA dues increased by $50 – nearly 600% times the rate of inflation! Where is this extra money going? What improvements or services justify such a dramatic increase?
The board owes homeowners a clear explanation. We deserve to know how our money is being spent and what value we're getting in return.

Board Meeting. September 26, 2024 - Board member Rose voted for herself in a measure to let Rose bypass the elections and remain on the Board.
Outrageous. It is outrageous that a board member can vote for themselves to bypass the election process, to remain on the board for another year or 2 (In Rose's own words)... and remain on the board.
Not voting for board member Rose in 2024 HOA elections. How is it that Rose can even stay on the board after trying to steal the election is beyond me. All I know is, I'm not voting for Rose.
Board Member Rose: Why hasn't Rose already resigned from the board, because of her unscrupulous actions of trying to steal the election is beyond me... no integrity, no scruples, and doesn't Rose manage the books for the HOA?

8) Roseville Greens Election: Did We Choose the Right Future?
The HOA election results are in, and it seems a small but vocal group of homeowners has once again determined the direction of our community.
A mere 42 votes or less – out of 289 condos – were enough to secure victory for Michelle, Ron, and Rose.
This raises the question: Does this outcome truly reflect the desires of the majority? Or is it more a reflection of the "BS" that often prevails in our HOA politics?
While I fell short by just 12 votes, I remain committed to holding the board accountable and advocating for the changes our community needs.

7) Setting the Record Straight: A Response to the HOA Board's Email - Oct 18, 2024
Dear Homeowners,
The recent email from the HOA board attempts to downplay the serious issues facing our community and misrepresents the progress (or lack thereof) on critical projects. While they claim to be "actively seeking more affordable insurance," the reality is that our insurance premiums have skyrocketed by 400% in recent years, far exceeding the national average. This has already led to a 20% increase in HOA dues, and the board's inaction on this issue threatens to burden homeowners with further increases. Their claim that the replacement of outdated Zinsco (Zinco sic) breakers is "well underway" is also misleading. As of the last board meeting on September 26th, 2024, only 10% of these critical components have been replaced.
The board's email also attempts to deflect attention from their lack of transparency and disregard for homeowner participation. They highlight maintenance projects, but these are basic responsibilities of any HOA board, not exceptional achievements. Furthermore, they fail to address their attempts to bypass mandated elections, their manipulation of meeting notification times to suppress homeowner input, and the discriminatory conduct towards a homeowner during a recent meeting. These actions, detailed in my "State of the HOA Report 2024", demonstrate a concerning pattern of behavior that undermines the principles of transparency and accountability that should guide our HOA.
This election is our opportunity to choose a board that will prioritize the needs and concerns of homeowners. I am committed to addressing the insurance crisis, fostering open communication, and ensuring that all residents feel heard and respected. In March 2024, I proposed a solution to the HOA's skyrocketing insurance premiums: a Roseville Greens Risk Management Strategy. This proactive approach involves conducting our own thorough risk assessment and implementing mitigation measures to reduce potential claims. By demonstrating a commitment to safety and risk management, we can negotiate lower insurance rates and avoid being at the mercy of a single vendor's high prices.
The current board's practice of relying on insurance vendors to conduct risk assessments is inefficient and costly. It adds unnecessary expenses and limits our ability to negotiate effectively. Despite repeated calls for action and proposed solutions, the board has failed to implement any meaningful measures to mitigate this crisis, leading to a 20% HOA dues increase and the threat of further financial burdens on homeowners.
Lack of Communication and Transparency: The board's communication practices raise serious concerns.
